SKYTOWER is equipped with the following communication and alarm systems that meet the standard technical requirements for office buildings:

To ensure the highest efficiency and most reliable maintenance for the building, engineering systems have been created using the latest technical equipment available from leading international manufacturers. All communication, television and alarm system cables are replaceable and laid in inset devices such as troughs, plastic pipes and metal hoses.

In order to facilitate office computer network setting up outlets for computer network connections have been mounted next to the telephone outlets. The cables for these connections are hidden under the suspended ceiling, making the work area less cluttered and setting up computer connections and computer equipment more flexible.

A high-speed Internet (1Mb/s) connection is supported by fiber cable.

 

In Business Centre an automatic telephone station has been installed. Offices have a city telephone line connection, with one phone number per workstation. Each office has one telephone connection outlet as well as a telephone connection to the business center’s engineering and utility service rooms.

Television and radio connections are available in each office on all the 11 floors.

Television system is connected to the local cable provider. 

The access control system enhances security of SKYTOWER and controls the access of tenants and employees to the building (including engineering and utility services rooms), as well as vehicles’ entry and exit.


 

According to Category B of the local fire safety regulations, fire detection equipment in all premises is including the following:

  • Smoke photo-electronic fire sensors
  • Manual fire indicators with built-in modules installed in emergency exits and escape routes.

The warning system provides the following:

  • Broadcast of local programming (optional)
  • Broadcast of local speech programming
  • Automatic warning and directions for tenants and employees evacuation in case of fire or emergency (in Romanian, Russian and English languages)
  • Organization of announcement area locations - i.e., corridors and offices on each floor, administration rooms, engineering and utility service rooms, boiler room, restaurant and parking areas.

 

 

The intruder alarm system is built on the control panel basis, with movement sensors installed in the secured rooms. The alarm button is also provided for at the security post.

 

 

 

The video surveillance system provides:

  • Panoramic surveillance of the building exterior perimeter, including entering and exiting of vehicles from the external, underground and guest parking areas
  • Surveillance of all the entrances to the building and technical/engineering areas
  • 24-hour video recording and archiving.

 

The air conditioning of the office premises is based on a 4-pipe system produced by Wesper, a worldwide manufacturer. The air conditioning system functions on the “chiller-“fan-coil”- conditioner” principle that is used for the following types of space:

  • Office premises
  • Restaurants
  • Commercial premises
  • Administration premises, utility service rooms, dispatcher room, server room and room of boiler operator
  • Halls and vestibules

The sources of cold are chillers, the two low-noise cooling machines manufactured by York (Great Britain), with productivity of 783 kW each, which works only on cooling. The fan-coils are channel-type conditioners embedded in the suspended ceilings in all the air conditioned premises. All pipes conducting cold to the fan-coils have heat insulators. In addition, to reduce the noise produced by the ventilation and refrigeration systems, special measures like having a resiliently supported base, sound insulation and sound dumpers have been taken.

The parameters of the air conditioning system are designed to provide comfort, namely:

  • 24-hour air conditioning maintaining comfortable microclimate parameters by using the combined supply and exhaust ventilation, with input air heating up to +18°С and humidification to 45% in the winter and cooling down to +20°С in the summer.
  • Further air temperature adjustment to comfortable parameters in each separate office is made through 4-pipe fan-coils with individual-zoned settings.

Recuperation sections of the combined supply-and-exhaust ventilation system help keep energy consumption low.

All the elevators have been selected to provide an efficient functionality and operation, corresponding to the modern business centres.

Number of elevators was calculated to ensure an optimum flow of people during peak hours.

SKYTOWER has 4 elevators from OTIS(France), the world’s leading elevator manufacturer:

  • Three elevators have a lifting capacity of 630 kg (8 passengers) per 11 stops.
  • One elevator has a lifting capacity of 1,000 kg (13 passengers) per 13 stops, including underground parking and technical floor. This elevator is also designed for transporting fire units in case of emergency and is manufactured from fireproof materials.

In case of fire, all elevator shafts are pressurized to prevent smoke penetration.

All elevators are equipped with communication system connected to the technical staff.

The speed of elevators’ cars varies between 0.8 and 1.5 m/second, and depends on the number of passengers and height of lifting.

International Business Centre SKYTOWER is equipped with an analogous fire alarm system coordinated from the main panel and includes: smoke and heat detectors, manual fire alarms with safe glass and fire detectors behind suspended ceilings.

The building’s fire alarm system consists of three components:

  • Automatic set up of the fire alarm and fire alert
  • Automatic sprinkler and water drencher systems
  • Automatic set up of a gas fire fighting module in the premises, where a diesel generator is located

When the fire alarm is activated:

  • The supply-and-exhaust ventilation system automatically switches off
  • The smoke removal system for the floor corridors and underground parking automatically switches on
  • The air supply system for staircases and elevator shafts automatically switches on
  • The voice and light warning system (flashing light strobes located by the loudspeakers near building entrances) automatically switches on
  • Three elevators are lowered to the 1st floor, switch off and the elevator doors are opened
  • The fire alert is passed by radio channel to the main panel of Chisinau fire department

Fire alarms have indicators for both normal and alerting states. Once the fire alarms have been activated, the main panel displays the location of the fire and smoke expansion.

The building has the following fire fighting equipment:

  • Automatic water sprinkler system installed in each room
  • Nine manual fire nozzles connected to fire cocks by force-fire hoses on each floor
  • Three dry powder extinguishers in each fire cabin to localize fires
  • Built-in fire tank with 20 m3 of water reserve
  • Built-in pumping station for automatic fire fighting with an output of 141.1 m3/hour

The boiler room has a drencher type of automatic fire fighting system, and the diesel-generator room has a gas suppression type of system.

To ensure maximum comfort and uninterrupted heating during the winter time, SKYTOWER’s boiler room is equipped with three boilers manufactured by Buderus (Germany). The intelligent control system can adjust the temperature of the heat carrying agent according to the outside temperature, time of the day and day of the week.

 

 

  • Total power of 1.75 MW.
  • Office rooms have forced-air heating combined with air conditioning through 4-pipe fan-coils.
  • Technical rooms and public spaces with radiator heating.
  • The indoor parking garage is heated at a +10°С level.
  • Main building and parking deck entrances are equipped with warm air curtains.

 

For a more efficient power supply, a separate substation with two transformers (630 kWa each) has been installed in the building. For a continued and uninterrupted power supply, a generator has been installed for automatic activation of reserve power.

For enabling a special group of power consumers in case of emergency (evacuation and emergency illumination, indicators of exits and fire cocks, systems of fire and intruder alarms, automatic firefighting, access control, smoke ventilation, elevators etc.), a Wilson diesel generator (175 kWa) has been installed, which is automatically activated when voltage is lost at the transformer substation.

Power supply to each floor is provided from electrical units by two independent copper cable lines.

The staircases and escape routes are equipped with automatic emergency lighting. The emergency indicators are powered by rechargeable batteries (with the durability of 3 hours).

 

All cables are isolated with a coating that is nonflammable and does not emit any halogen substances when burning.

The main and switch cable lines of collectors ensure the building’s functioning in case of a fire. The cables are nonflammable and resistant to temperatures of 750 degrees for 3 hours.

The building is equipped with the following types of artificial lighting:

  • Work lighting
  • Emergency lighting
  • Evacuation lighting
  • Outside lighting
  • Repair work lighting
  • Advertising lighting
  • Decorative lighting for night illumination of the building.

Electric lighting in the offices is provided by Philips lamps with luminous tubes of 4×18 W each and illumination of 300 Lx. The illumination of corridors, elevator halls of the floors 2—11 and staircases is combined and provided by lamps with luminous tubes and point halogen lamps, with energy saving lamps used for the entrance hall on the first floor.

Office power usage is recorded regularly by electricity supply meters.

The building is equipped with a mechanical supply and exhaust ventilation system that consists of air-supply plants located in technical premises and includes: air intake with heat-insulated valve and flap, air filter, heating chamber and air cooler, ventilator, sound dumper, as well as automatic control of air parameters and anti-freezing thermo-elements control.

The ventilation system is equipped with modern filters for coarse and fine air purification. The exhaust ventilation system in offices and common areas is equipped with low-noise aggregates

The ventilation of the underground parking garage has a separate supply-and-exhaust system with sensors for carbon dioxide and methane that are connected to the main system controls.

In the event of a fire, the building is equipped with a smoke removal system that activates automatically and shuts down all the other ventilation systems. All technical areas that contain ventilation equipment have been soundproofed.

The ventilation system provides constant air refreshing as follows:

  • For office premises — 60 m3 per hour per 1 person
  • For conference rooms — 20 m3 per hour per 1 person
  • Per toilets — 75 m3 per hour.

 

 

The following water supply and sewage systems have been installed in building:

  • Service water supply pipes constructed with an enameled inside surface
  • Fire fighting water supply piping
  • Hot water supply from a Buderus boiler
  • Consumer and industrial sewerage system Duker
  • Internal drainage system Rehau.

 

 

 

Building’s water supply comes from the city water supply system through two separate inlets. A step-up pumping station, manufactured by Wilo, has been installed to provide the necessary water pressure in the service water supply system and for the fire fighting water piping. This system also contains a mounted ultraviolet water disinfection device and a mechanical water fine filter.

All water supply and sewage systems are produced by famous companies from Germany.
