The business centre has the following communication and alarm systems, installed to meet local technical requirements:

The building systems use equipment from established international manufacturers. Communication and alarm cables are replaceable and run through dedicated trays, plastic pipes and flexible metal conduits.

The business centre provides the infrastructure for office computer networks. A network outlet is installed beside the telephone outlet in each office. Cables run above suspended ceilings to the office distribution panels, allowing workgroups to be set up independently of the physical location of each workstation.

The building has fibre-optic cabling.

The business centre has an automatic telephone exchange. Offices are provided with an external telephone connection, with one number per workstation.

Each office has a telephone outlet and a connection to the building's technical and service rooms.

The access control system manages entry to the business centre, including service and technical rooms, and controls vehicles entering and leaving the property.

The premises are protected in accordance with local fire safety requirements and fall within category B.

The fire alarm system includes:

• Addressable photoelectric smoke detectors
• Manual fire alarm call points with built-in modules

The warning system provides:

• Local radio broadcasts
• Automatic fire warnings and evacuation instructions in Romanian, Russian and English
• Separate announcement zones for corridors, offices, administration rooms, plant rooms, the boiler room, retail areas and parking

The intruder alarm is managed from a control panel, with motion sensors in secured rooms and an alarm button at the security desk.

The video surveillance system provides:

• Coverage of the building perimeter and surrounding grounds, including vehicle access to outdoor, underground and visitor parking
• Monitoring of all building entrances and exits, including technical rooms
• Video recording 24/24 and archiving

The air conditioning system uses chillers and fan-coil units to serve the following spaces:

• Offices
• Ground-floor retail spaces
• Ground floor
• Corridors
• Administration and service rooms, the control room, server room and boiler operator's room

Air conditioning uses a four-pipe system with equipment manufactured by Wesper. Cooling is supplied by two York (UK) chillers, each rated at 783 kW and operating in cooling mode only.

Ducted fan-coil units are installed above the suspended ceilings in air-conditioned rooms. All pipes supplying the units with chilled water are thermally insulated.

The system operates around the clock. Supply and extract ventilation heats incoming air to 18 °C with 45% humidity in winter and cools it to 20 °C in summer. Four-pipe fan-coil units allow the temperature to be adjusted in each office. Heat recovery helps reduce energy use.

All lifts were selected for efficient operation in a modern business centre. Their number was calculated to accommodate passenger traffic during peak hours.

The building has four lifts manufactured by OTIS (France):

• Three lifts with a capacity of 630 kg (8 passengers), serving 11 stops
• One lift with a capacity of 1,000 kg (13 passengers), serving 13 stops including underground parking and the technical floor. It is also designed for firefighter access and has a cabin made from non-combustible materials.

In a fire, the lift shafts are pressurised to prevent smoke from entering. Every lift has an intercom connected to the building control room. Lift speeds range from 0.8 to 1.5 metres per second, depending on the passenger load and travel height.

The SKYTOWER International Business Centre has a centrally managed fire protection system with smoke and heat detectors, manual call points with protective glass covers and detectors above suspended ceilings.

The building's fire protection has three parts:

• Automatic fire detection and warning
• Automatic sprinkler and drencher systems
• Automatic gas fire suppression in the diesel generator room

When a fire alarm is triggered:

• Supply and extract ventilation switches off automatically
• Smoke extraction starts in floor corridors and underground parking
• Staircases and lift shafts are pressurised
• Audible and visual warnings activate, including flashing beacons beside the loudspeakers at exits
• Three lifts return to the first floor, switch off and remain with their doors open
• The alarm is sent by radio to the Chișinău fire service

Detectors have indicators for normal and alarm conditions. The main panel shows where an alarm has been triggered, helping locate the fire or the spread of smoke.

The building has the following firefighting equipment:

• Automatic sprinklers in every room
• Nine manual nozzles on each floor, connected to fire hydrants by high-pressure hoses
• Three dry-powder extinguishers in each fire cabinet on every floor
• A built-in water tank holding 20 m³
• An automatic pumping station with a capacity of 141.1 m³ per hour

The boiler room has an automatic drencher system. The diesel generator room uses gas fire suppression.

The business centre's boiler room has three Buderus (Germany) boilers with a combined output of 1.75 MW to provide heat throughout the colder months.

The control system adjusts the heating water temperature according to the outdoor temperature, time of day and day of the week.

Offices use forced-air heating combined with air conditioning through four-pipe fan-coil units. Technical and shared rooms have radiators. Underground parking is heated to 10 °C. Warm air curtains are installed at the main entrances and the underground parking entrance.

The business centre has a dedicated substation with two 630 kVA transformers. An automatic transfer system switches to reserve power when needed.

Emergency systems, including evacuation lighting, exit signs, fire and intruder alarms, fire suppression, access control, smoke extraction and lifts, are supplied by a Wilson 175 kVA diesel generator that starts automatically if power is lost at the substation.

Each floor is supplied from electrical panels by two independent copper cable lines. Staircases and escape routes have emergency lighting. Illuminated exit signs have built-in batteries with a minimum operating time of three hours.

Cable insulation does not support combustion or release halogens when burning. The main and distribution cables serving essential systems are fire-resistant and rated to withstand 750 °C for three hours.

The building has lighting for work, emergencies, evacuation, outdoor areas and maintenance, as well as advertising and decorative lighting for the façade at night.

Office lighting uses Philips fittings with 18 W fluorescent lamps, providing 300 lux. Corridors, lift lobbies and stairs use a combination of fluorescent, halogen and energy-saving lamps. Electricity use is metered separately for each office.

The building has mechanical supply and extract ventilation. Units in the plant rooms include insulated air inlets and dampers, filters, heating and cooling sections, fans, silencers, automatic air controls and frost protection.

Coarse and fine filters clean the incoming air. Low-noise extract units serve offices and shared areas.

Underground parking has its own supply and extract ventilation, with CO and CH sensors connected to the control panel. In a fire, smoke extraction starts automatically and other ventilation systems stop. Plant rooms containing equipment are sound-insulated.

Fresh air is supplied at the following rates:

• Offices: 60 m³ per hour per person
• Meeting rooms: 20 m³ per hour per person
• Toilets: 75 m³ per hour

The building has the following water supply and drainage systems:

• Drinking water pipes with an enamelled inner surface
• Firefighting water supply
• Hot water from boilers made by Buderus
• Wastewater drainage by Duker
• Internal rainwater drainage by Rehau

Two separate connections supply water from the city network. A booster pumping station maintains the pressure needed for domestic use and firefighting. It is manufactured by Wilo and includes UV water disinfection and a fine mechanical filter.

All these systems are made by established German manufacturers.
